This is your standard type of mortgage. It is also the most cost effective type of mortgage in most cases - allowing for a minimal down payment of 3% for first time homebuyers and 5% for those who have owned a home within the last 3 years. These are great mortgages to purchase a home with.

FHA loans have more favorable tolerances on high credit limits and lower credit scores. FHA loans also only require a minimum of 3.5% down in most cases! These loans are great for first-time home-buyers still in the process of building credit.

USDA loans are government backed by the United States Department of Agriculture. They are meant to help develop rural areas, therefor allowing up to 100% financing for approved areas and income levels.

Non-QM stands for non-qualified-mortgage.

Non QM loans are loans that have less strict guidelines, due to unique ways of qualifying the borrower. For instance, when purchasing a home with a bank statement loan, qualificaion is mostly based on deposits into your bank account. This is not how conventional loans are qualified. This gives borrowers who write off taxes more opportunity when it comes to purchasing power. 

As the name implies, commercial real estate loans are used to purchase commercial properties to conduct business within. There are more types of commercial loans than just commercial property loans, as well. Such as a business line of credit or equiptment financing. Construction loans are great loans for those looking to purchase land and build a custom home of their liking. Construction to permanent loans typically require 2 closings to occur, reflecting increased costs, increased time and increased paperwork. Private money loans are much different than your standard mortgage from the wholesale side of lending. The process to obtaining approval for private money will also not be your conventional process.

Private money is primariliy driven by the value of the asset being financed. This allows the borrower to rely less on conventional factors such as a credit score. 
However, remember that these loans typically come with a shorter term, reducing risks involved with longer term lending.
